From property search to an operating system for the transaction

Scout24 has grown ImmoScout24 from a listings marketplace into a set of tools used before, during and after a property move or sale. Seekers can search homes or commercial space, ask an AI assistant, subscribe for earlier access and prepare application evidence. Owners and agents can value, market and manage property. Behind those journeys, CRM, valuation and market-data products are being connected to Scout24's 2026 vision of an Agentic OS for Real Estate.

Property discovery

Search now spans filters, conversation and visual clues

Property discovery now runs through several interfaces. The seeker hub combines search, saved searches and app workflows, while the commercial marketplace separates offices, halls, retail, hospitality and specialist space. HeyImmo answers property questions and helps shape personalised searches. ImmoScout24's ChatGPT app adds natural-language and visual-feature search, then sends users to the relevant ImmoScout24 listing to contact the provider or explore financing.

Memberships and evidence

Paid search tools continue into the application

Suchen+ for rent adds early or exclusive access and higher placement in providers' inboxes; higher tiers also include tenant-network and waiting-list supply. The buying membership adds price assessment and value-development insights. Applicants can assemble a digital folder with income, rent-payment, credit and identity evidence, while ImmoScout24's SCHUFA certificate is downloadable and includes a code a landlord can use to verify it.

Owners and professionals

Valuation, management and marketing share one toolkit

Owners can bring value, energy efficiency, demand and forecasts into Meine Immos, then move into selling, letting, energy-certificate or management services. For professionals, the 2026 membership suite connects lead generation, valuation, financing, digital management, exposé creation and training. ImmoPunkte can be spent on placements and tools such as valuation, energy certificates, floor plans and AI-generated property videos; the official demonstration turns property images into a room tour.

Data and workflows

The Agentic OS strategy sits on concrete operating products

Scout24 calls the next layer of its platform an Agentic OS for Real Estate: immo.ai is intended to orchestrate workflows across a transaction backend and proprietary context. The operating pieces are already concrete. Propstack connects communication, marketing and reporting in a real-estate CRM; Sprengnetter provides valuation data and APIs; bulwiengesa's RIWIS compares markets, properties and locations across asset classes.

Scout24's H1 strategy is becoming measurable on three separate fronts: internal AI search, usage-based professional tools and integration of the acquired Spanish platforms.

01 · AI inside the search funnel

3.3 million internal AI interactions; external LLM referrals below 1%

In June, Scout24 recorded about 3.3 million AI-assisted search interactions on ImmoScout24, more than 47 times the prior-year level, through HeyImmo and AI-powered filter search. These are interactions, not unique users; Scout24 does not disclose how many people generated them. In a separate H1 measure, referral traffic from external large-language models remained below 1% of total traffic. The contrast makes Scout24's approach to the competitive AI question concrete: it is building proprietary AI entry points on top of its listings, data and transaction context. Management says AI improves engagement and matchmaking, but the report does not isolate AI's contribution to retention, conversion or successful property matches. Nor does one half-year referral share prove that external AI competition is permanently contained. The Agentic OS remains a strategy being executed, not a finished system automating every transaction.

02 · Usage and membership

ImmoPoints becomes a currency for tools while LivingPlus lengthens the consumer relationship

By June, around 60% of B2B customers used ImmoPoints, including for AI-powered products. The Q2 presentation reports more than 9,400 active ImmoPoints users, EUR3.2 million of monthly recurring ImmoPoints revenue and a 10.3% share of B2B membership revenue. Professionals can spend points on premium placements such as Panorama and selected tools such as floor plans. Separately, membership tiers include smart listing placement and AI-generated property videos. Propstack had 1,200 AI customers versus 565 a year earlier, and its AI actions in H1 were twice those recorded in all 2025. This is a professional usage-and-revenue mechanism. The consumer mechanism is different: LivingPlus membership grew about 60% in H1, and Scout24 says its longer duration lifts customer lifetime value beyond the initial property search; premium SearchPlus tiers also contribute. None of these issuer metrics demonstrates customer return on investment or productivity.

03 · Spain integration

Fotocasa is acquired and consolidated; the cross-market product remains unfinished

Scout24 completed the acquisition of all shares in Fotocasa Group on 27 February and first consolidated the business on 1 March. The acquired perimeter includes Fotocasa Group, Inmoweb and Witei; it sits in the Professional segment, contributed four months to H1 and had its first full consolidated quarter in Q2. Scout24 says integration is proceeding as planned, but 2026 still carries transitional-service, closing, migration, brand, product and IT costs. The strategic promise remains future-facing: Scout24 intends to transfer the German professional playbook, platform and user-experience measures and AI integration to Spain; include Spanish listings on the German platform; and eventually give German agents access to the Spanish market. Those are intentions, not live cross-market products. Fotocasa and Habitaclia remain distinct brands rather than renamed ImmoScout24 services.
